Algiers

The part of New Orleans on the West Bank of the Mississippi, reached by the Crescent City Connection or by the ferry. Algiers Point is its historic riverfront district. Many homes here are suburban slab-on-grade houses with attached garages, alongside older raised homes near the river.

The suburban garage

An attached garage on a slab is the straightforward case. After a moisture reading and diamond grinding, cracks are filled and a flake system goes down. A two-car garage lands around $2,500 to $5,500 in epoxy, or $3,200 to $6,000 if the whole build is polyaspartic. If you commute across the bridge every day and need the garage back fast, the polyaspartic topcoat cuts the wait from three to seven days to 24 to 48 hours.

Older homes near the river

Around the historic district, the concrete tends to be walks, steps, side yards, and patios rather than garages. That is sealing and resurfacing territory:

  • Sound but stained or faded concrete: clean it and seal it, about $2 to $6 per square foot.
  • Flaking, pitted, or patched concrete: resurface it with a bonded overlay, about $4 to $9 per square foot, finished with a texture that grips when wet.
  • Steps and walks: ask for a non-slip finish, whichever route you take.

Weather on an open slab

South Louisiana has a hot, humid climate, and humidity can matter twice for a coating: moisture in the slab, and condensation on a cool slab during application. Outdoor work waits for a dry stretch, because a sealer laid on damp concrete can cloud or fail to soak in. A carport coating also needs a UV-stable topcoat; plain epoxy yellows in the sun.

Choosing between coating and sealing

A coating is a thick, colored system that changes how the floor looks and protects it from traffic. A sealer is thin and mostly invisible, and protects concrete from water and staining. Garages want a coating; driveways and patios usually want a sealer. The sealing and resurfacing page covers the outdoor side in more depth.

Pool decks and outdoor kitchens

A pool deck or an outdoor kitchen slab needs grip when wet, a surface that does not get too hot for bare feet, and resistance to pool chemicals and grease. A textured resurfacing overlay in a light color, then a sealer, covers most of that. Darker colors look rich but run hot in full sun. A garage-style epoxy system is the wrong product for a pool deck — it is slick when wet and yellows outdoors.

Ask about the edge at the door

On any garage, water and grit enter at the door. A clean, fully bonded edge at the threshold, a good door seal, and a mat where wet shoes land keep the first two feet of the floor from wearing out years before the rest of it.

Permits. Algiers is in Orleans Parish. Whether a floor coating job needs a permit is a question for your city or parish permit office — for the parish, the Orleans Parish permit office — and for the installer, who should know before quoting.
