Harvey and the canal

An unincorporated West Bank community in Jefferson Parish, along the Harvey Canal. Marine and industrial businesses line the canal. Manhattan Boulevard is a main commercial road.

Many homes here are slab-on-grade houses, and the area also has many shops, yards, and marine businesses.

Matching the coating to the shop

A shop floor does not fail from age; it fails from the wrong spec. Start with what the floor actually faces day to day, and the system follows.

Shop floor conditions and the coating response
What the floor facesWhat the spec should include
Fuel, hydraulic fluid, and oilsA chemical-resistant topcoat; a cheap topcoat softens and stains.
Dropped parts and toolsA thicker epoxy body coat that takes impact without chipping to bare concrete.
Forklifts and pallet jacksHigh-build epoxy with treated joints; joint edges are where wheels break coatings first.
Wet floors and wash-downBroadcast aggregate in the walk lanes, and slope kept toward drains.
Open, humid baysPrep and priming timed to the dew point, and a topcoat that tolerates it.

Moisture on large slabs

Moisture in a slab can make a floor coating fail after it goes down, which is why coating makers generally require a moisture test first. On a big shop or warehouse slab that does not mean one reading — it means several, because one end of a building can read very differently from the other. Ask where the readings were taken. A moisture-mitigating primer across the whole floor is expensive; applied only where it is needed, it may not be.

What it costs, by size

Commercial pricing falls per foot as the floor grows, because setup and mobilization spread across more area:

  • Under 1,000 square feet: about $6 to $12 per square foot.
  • 1,000 to 5,000 square feet: about $5 to $9 per square foot.
  • Over 5,000 square feet: about $4 to $7 per square foot.

Night or weekend work to keep a business open is the most common adder. The commercial epoxy flooring page explains the faster systems that shorten a shutdown.

Home garages here too

On the residential streets the job is the familiar one: a slab-on-grade garage, ground and repaired, then a flake epoxy or polyaspartic system — about $2,500 to $5,500 for two cars with epoxy. For a home workshop that sees solvents and dropped tools, ask for the same chemical-resistant topcoat a commercial shop would get.

Have this ready for the site visit

  • Square footage of each area, and which areas can close together.
  • The fluids and chemicals that reach the floor, by name.
  • What rolls across it, and how heavy.
  • Your operating hours and any inspection or landlord requirements.

Lines, zones, and markings

A coated shop floor is the right moment to lay out the floor plan in paint. Aisle lines for forklifts, hatched zones in front of electrical panels and exits, color-coded areas for incoming and outgoing stock, and walk lanes with extra grit can all be built into the coating rather than added later with tape that peels. Bring a sketch of the layout to the site visit; striping priced as part of the coating job costs less than a separate trip afterward.
