Epoxy Flooring in Kenner, LA

For a Kenner household with one garage and two cars, the cure time matters as much as the color. Polyaspartic gets vehicles back in 24 to 48 hours; flake epoxy costs less and takes three to seven days.

Where Kenner sits

A city in Jefferson Parish west of Metairie, home to Louis Armstrong New Orleans International Airport. Williams Boulevard runs through the middle of the city from the lake toward the river. Rivertown is its older district near the Mississippi.

Many homes here are slab-on-grade houses with attached one- or two-car garages. That makes a garage coating here a fairly standard job on the concrete side. The decisions that change the outcome are about schedule, finish, and what the slab reads for moisture.

Choosing a system around the calendar

A coated garage is out of use from the morning prep starts until the topcoat can carry a car. For a family that parks inside — or keeps the second fridge, the tools, and the bikes there — that window is the real cost of the project.

  • Flake epoxy, epoxy topcoat. The value choice, about $6 to $9 per square foot. Cars stay out for three to seven days.
  • Epoxy base, polyaspartic topcoat. Adds roughly $1 to $3 per square foot and shortens the wait to 24 to 48 hours.
  • Full polyaspartic. About $7 to $12 per square foot. The whole system can often go down in one day.

Foot traffic after about 24 hours; vehicles after three to seven days on an epoxy topcoat, or 24 to 48 hours on a polyaspartic topcoat.

Summer scheduling

South Louisiana has a hot, humid climate, and humidity can matter twice for a coating: moisture in the slab, and condensation on a cool slab during application. On a hot, sticky day the installer is watching two numbers: the slab temperature and the dew point. If the concrete is close to the dew point, moisture condenses on it and the next coat will not bond properly. Early starts, a closed garage door during application, and patience about the topcoat are normal. An installer who coats straight through a sweating morning is skipping a step.

Older streets near the river

Around the older district by the river the house may be raised, the garage detached, or the “garage” a carport slab beside the house. An open carport needs a UV-stable topcoat and some texture underfoot, because rain blows in. A small detached garage can run into the project minimum — about $400 to $700 — since setup costs the same whatever the size.

Driveways and patios

Not every Kenner project is a garage. A stained driveway or a patio that turns green in the shade usually wants cleaning and a sealer rather than a full coating system — about $2 to $6 per square foot. The sealing and resurfacing page explains how to tell which a slab needs.

Coating before a sale

A coated garage photographs better than bare, oil-stained concrete, and some owners coat the floor before listing a house. If that is the plan, work backward from the photo date: allow the prep and coating days, then the full cure for vehicles, then a day to move things back in neatly. A neutral flake blend suits more buyers than a bold color. And keep the written quote and product names — a buyer's inspector may ask what is on the floor and when it went down.

Permits. Kenner is in Jefferson Parish. Whether a floor coating job needs a permit is a question for your city or parish permit office — for the parish, the Jefferson Parish permit office — and for the installer, who should know before quoting.
