Mandeville, from the lake up

A city on the north shore of Lake Pontchartrain, at the north end of the Causeway. Old Mandeville runs along the lakefront. The Tammany Trace rail-trail passes through.

Many homes here are larger slab-on-grade houses with two- or three-car garages, and many in the old town are older and raised.

Three-car garages

A garage of six hundred square feet or more changes the budget more than the method. A flake epoxy system runs about $5,000 to $8,500; polyaspartic about $5,500 to $9,000. The per-foot price usually drops a little on the bigger floor, because the crew, the setup, and the trip cost the same whether the slab is one bay or three.

Large garages also tend to collect more uses: a workbench at one end, a golf cart or boat trailer in the third bay, a home gym against the wall. Tell the installer about each one. A boat trailer jack or a weight rack concentrates load in a way a car tire does not, and a thicker build or a harder topcoat in that zone is worth asking about.

When the garage is a showpiece

Some owners want the garage finished to match the house. Two directions work:

  • Custom flake blends. Colors chosen to match trim or cabinetry, at roughly the same cost as standard flake.
  • Metallic epoxy. A poured, marbled finish at about $9 to $15 or more per square foot, or $4,500 to $8,000 for a two-car garage. It shows more wear than flake and is slicker when wet, so it suits a show garage or an interior room better than a daily-driver bay.

The metallic and decorative epoxy page walks through how a pour is done and what to expect from a hand-worked floor.

Interior rooms on slab

Game rooms, bonus rooms, and home bars on a ground-floor slab are good candidates for a decorative system. Interior floors are out of the sun and the rain, which lets the finish stay glossy for years with mats at the doors and pads under furniture. A small room runs about $3,000 to $5,000 in metallic.

The prep still decides it

However good the finish looks on day one, it only lasts if the slab underneath was ground, repaired, and moisture-tested. On a decorative floor, flaws telegraph through, so expect more leveling and patching on the quote than for a flake floor.

Living with a glossy finish

High-gloss decorative floors look their best in photos and show grit the most in real life. Two habits keep them looking new: a walk-off mat at every door so sand never reaches the floor, and felt pads under anything that slides. Clean with a soft dust mop and a pH-neutral cleaner — not vinegar, not citrus degreasers. If you want less upkeep, a satin topcoat hides fine scratches and dust far better than gloss and costs about the same.

See it on the slab first

For a custom blend or a metallic pour, ask for a sample board — and, where possible, a small test patch in a corner of your own floor. Lighting in a three-car garage or a game room is very different from a showroom, and colors shift accordingly.
