Epoxy Flooring in Old Metairie, LA

In an established house, the garage floor is expected to look as finished as the rest of the property. That shifts the conversation from cheapest system to right system.

Old Metairie

The older part of Metairie, near the Orleans Parish line. Metairie Road is its main street. Many homes here are larger, established houses, and many have attached or detached garages.

A finish that suits the house

A garage that faces the street, or one that guests walk through, rewards a finish chosen as carefully as the paint on the shutters.

  • Custom flake blend. Colors pulled from the house — trim, brick, stone — at about the same cost as a standard blend, roughly $6 to $9 per square foot.
  • Polyaspartic throughout. About $7 to $12 per square foot. It holds its color in afternoon sun and the garage is back in use quickly.
  • Metallic. About $9 to $15 or more per square foot for a poured, one-of-a-kind floor — best in a show garage or an interior room rather than a daily-driver bay.

Detached garages and carriage houses

Where the garage stands apart from the house, the slab may be older than it looks, patched, or covered in paint from earlier efforts. All of that is ground off before anything new goes down, and the removal belongs on the quote as its own line. A detached two-car garage still lands in the usual range — about $2,500 to $5,500 for flake epoxy — once removal and repair are priced.

Under the surface

Moisture in a slab can make a floor coating fail after it goes down, which is why coating makers generally require a moisture test first. On a decorative floor that matters even more, because moisture problems show up as blisters and pinholes in the most visible part of the finish. Ask for the moisture reading and the primer it calls for in writing.

Driveways and motor courts

A long driveway or a paved court in front of the garage is a sealing project, not a coating one. A penetrating sealer, about $2 to $4 per square foot, protects it without changing the look; a decorative sealer adds depth and sheen. The sealing and resurfacing page explains which to choose.

Scheduling around the household

A garage coating takes the garage — and often the door the family uses most — out of service for days. Plan where the cars will park, which entrance everyone will use, and where the contents of the garage will sit in the meantime. If a party, a move, or a house sale is coming up, choose a polyaspartic topcoat to shorten the wait, or schedule the job well ahead of the date.

Workshops and hobby spaces

A bay given over to woodworking, restoration, or a home studio has different needs from a parking bay: impact from dropped tools, solvents and finishes, and good light reflection. A light solid color with a chemical-resistant topcoat does well there, and grit in the walking path keeps sawdust from turning the floor slick.

Permits. Old Metairie is in Jefferson Parish. Whether a floor coating job needs a permit is a question for your city or parish permit office — for the parish, the Jefferson Parish permit office — and for the installer, who should know before quoting.
