Metairie, briefly

An unincorporated community in Jefferson Parish, directly west of New Orleans on the East Bank. Veterans Memorial Boulevard is its main commercial corridor. Runs north to the Lake Pontchartrain shore. Many homes here are slab-on-grade suburban houses, and many have an attached one- or two-car garage or a carport.

An attached garage often doubles as the laundry room, the gym, the freezer annex, and the door the family actually uses. A floor that gets walked on every day ends up judged like a room, not a utility slab.

The typical Metairie garage project

A garage slab that has carried cars for years usually shows the same things: oil drips under the cars, a few shrinkage cracks running out from the corners, and maybe a gray porch paint someone rolled on long ago. The work that follows is predictable, and a good quote spells out each piece.

  • Old paint comes off. Porch and floor paints peel under hot tires, and nothing bonds to them reliably. Grinding removes it along with the weak top of the slab.
  • Cracks get filled, not hidden. Shrinkage cracks are cut open and filled before the base coat. Significant repair adds roughly $200 to $800.
  • Full-broadcast flake goes down. It disguises the repaired lines, adds grip on wet-shoe days, and hides the dust that blows in when the door is open.

Moisture is the first test, not the last

In much of the metro, groundwater can sit close to the ground surface. A slab that looks dry can still be pushing vapor up into whatever is coated on top of it. Ask whoever comes out to take a reading before quoting. A high number does not cancel the job; it changes the primer, and that change belongs on the written estimate instead of surfacing as a bubble the next summer.

Epoxy topcoat or polyaspartic topcoat?

Both work over a flake floor. The question in most Metairie households is how long the cars can live in the driveway. With an epoxy topcoat, plan on three to seven days; with polyaspartic, 24 to 48 hours. Polyaspartic also stays clear if the door spends afternoons open to western sun. The tradeoff is price — about $1 to $3 more per square foot for the topcoat alone. The full comparison is on the epoxy vs. polyaspartic page.

Shops and offices along the corridors

Storefronts, salons, and offices along the commercial roads are usually small floors — under a thousand square feet, where commercial pricing sits around $6 to $12 per square foot — and the main constraint is closing for as few days as possible. See commercial epoxy flooring for the systems that reopen fastest.

Where the garage meets the driveway

The weakest point of most garage coatings is the first two feet inside the door. Rainwater runs under a worn door seal, grit gets tracked in, and hot tires stop there first. Three small details help it last: a new bottom seal on the door, a coating edge that is cut in cleanly rather than feathered thin at the threshold, and a mat or a strip of extra grit where wet shoes land. Ask whether the quote takes the coating all the way to the door line and how the edge will be finished. If the driveway apron is stained or flaking, it is a separate, outdoor job — cleaning and sealing, not the garage system.

Permits. Metairie is in Jefferson Parish. Whether a floor coating job needs a permit is a question for your city or parish permit office — for the parish, the Jefferson Parish permit office — and for the installer, who should know before quoting.
